Is your home out of focus? Staging in Burlington

In my recent post, Real Estate Mathematics - Subtract Attachment & Add Appeal, I discuss the importance of sellers being able to remove their emotional attachment to their home. Great minds think alike....my fellow stager, Janice Ankrett , shared her thoughts on the subject using "focus" as the key. It's an excellent way to explain the benefits of home staging. As a Burlington Home Stager, one of the hardest concepts to get across to a client is how the 'Focus' of their home has to change. When you are living in a space, the Focus of the home is on you, the owner, and your needs. However, when you become a Seller, the Focus of the home must change to that of the Buyer. Each space in the home must be seen from the Buyer's perspective as they walk through the rooms.  Like the Buyer, a Stager has no history of experiences in the home that will color their perspective. Buyers are looking for space, natural light, storage and good traffic flow. It is our job to help set up the house to be seen from their perspective. Rather than worrying if everyone can see the TV, a Stager wants the space to open up as soon as you step into the space. This means no furniture crowding the doorway, easy traffic flow within the room and only key pieces of furniture in a conversational grouping. Open window treatments brighten the space. Uncluttered surfaces mean there is enough storage. Each room should show a clear purpose. No room should read as a dumping ground for all the things you didn't know what to do with. It implies that either you lack storage space or the space is too awkward to use.  A bedroom is a space styled for a guest or a child or the owner. An office is only a home office space. Your home will be sending out subtle messages to the Buyer. That extra food stored on shelves in the laundry room or basement says the kitchen cupboards are inadequate. The cob webs in that high niche or draped across a light fixture are saying this space is hard to keep clean. Neglected maintenance issues are telling the Buyer there may be bigger issues that have also been left undone. When you prepare your home for sale, the Focus on your home switches from 'living' to 'selling'. The Buyer is looking for comfortable rooms that will take their furniture. They want a home that is bright and flows well.
